There is no reliable universal unit price
Flat-pack container price depends on dimensions, structural design, insulation, openings, internal finishes, service scope, order quantity and destination. Two units with the same external size can have very different delivered costs when one is an open-plan office and the other contains bedrooms, sanitary rooms or upgraded fire and thermal requirements.
Treat an online headline price as a starting point only. A comparable quotation must state the module specification, included components, packing method and work left for the site team.
Structure and envelope set the technical baseline
Local wind, snow, seismic conditions, floor load and stacking arrangement affect the frame and connections. Panel type, insulation core, thickness, roof build-up, floor layers, doors and windows then define much of the material scope.
Ask every supplier to state the assumed design basis and the complete wall, roof and floor assemblies. A thicker panel does not by itself prove better whole-building performance.

Fit-out can change the price more than the frame
Electrical installations, data points, HVAC, plumbing, sanitary fixtures, kitchen equipment, partitions and furniture should be itemised. Wet areas require more components, coordination and site connections than an open room.
Confirm whether services are factory-installed, supplied loose or completed by the buyer’s local contractor. This prevents a low supply price from hiding a large installation scope.
Shipping efficiency is project-specific
Basic flat-pack sets can use container or truck capacity efficiently, but the final loading quantity changes with panel thickness, glazing, sanitary items, accessories and protective packing. Obtain a project packing concept before fixing the freight budget.
The delivered calculation should include inland transport, export packing, sea or road freight, import costs, unloading, storage, crane use and any installation supervision.
Request a price with the right inputs
Send the destination, intended use, quantity, preferred dimensions, room layout, insulation target, service scope, order programme and installation responsibility. If the design is not ready, a bed schedule or room list and a simple marked-up sketch are enough to begin.
