Flat-Pack Container Buying Checklist: 15 Questions Before Ordering

A practical 15-point checklist for comparing flat-pack container structure, scope, packing, documentation and installation support before purchase.

Confirm the system before comparing prices

The term flat-pack can describe a compressed set of roof and floor cassettes with wall panels, or a more completely demountable kit. Ask exactly how the columns, frames, panels and services arrive and which operations must be completed on site.

  • What are the external module dimensions?
  • Is the frame bolted, welded or a combination?
  • How many storeys is the quoted system designed for?

Check the engineering basis

A standard module still needs project-specific verification. The supplier should identify the design loads, steel grade, coating system, floor load and structural documentation that form the quotation.

  • Which wind, snow and seismic values are assumed?
  • Which structural standard will be used?
  • Are calculations and connection drawings included?

Define the complete supply scope

Frames and sandwich panels are not a complete building. Clarify doors, windows, floor finish, flashings, gutters, sealants, fasteners, electrical items, plumbing, sanitary fixtures, HVAC provisions and spare materials.

  • Are all joining accessories and weather seals included?
  • Which electrical voltage and socket standard are supplied?
  • Are bathrooms or kitchens factory prepared or site installed?

Verify packing and logistics

Loading capacity changes with panel thickness, bathroom content, loose accessories and protective packing. Request a preliminary packing concept before relying on a freight budget.

  • How many sets are expected per 40-foot high-cube container?
  • Will every package be marked by module and installation sequence?
  • Who prepares the packing list and export documentation?

Plan site assembly and handover

The buyer should know the foundation tolerance, crane requirement, storage area, crew size and weather-protection method before dispatch. Installation manuals must match the delivered system rather than show a generic product.

  • Is an installation supervisor available?
  • What must the local team prepare before arrival?
  • Which inspections and handover documents are included?
